Four warning signs can tell you it is time for an inspection. Whether you need a new roof depends on what that inspection finds.

1. Leaks That Keep Returning

Repeated water entry deserves a clear explanation, especially after prior repairs. Record the weather, location, and timing.

2. Widespread Material Damage

Missing or damaged roofing across several areas can signal more than a single repair. Have the contractor document the extent.

3. Deterioration Around Roof Details

Flashing, penetrations, and roof edges matter as much as the main surface. Ask whether damaged components can be repaired reliably.

4. Repairs That No Longer Make Sense Together

If issues keep appearing in different areas, compare a repair plan with replacement. The recommendation should account for the remaining roof condition, cost, and limitations.

Notice a pattern? That is a reason to ask questions, rather than assume the most expensive answer.

AGE

If your roof is more than 20 years old, it’s time to consider a replacement. Even if you haven’t noticed any warning signs, it’s important to replace your roof as it’s nearing the end of its life expectancy to ensure you’re doing everything you can to keep your home and your family safe.

WATER DAMAGE AND/OR LEAKS

Roof leaks are one of the most obvious signs that your roof is damaged and needs to be replaced. We recommend going into your attic regularly to look for signs of water intrusion, including stains, smells, and visible mold growth. Keep an eye out for water throughout your home as well.

SAGGING ROOF

As your roof ages, it becomes more susceptible to elements such as rain and snow, which can cause it to sag. If there are spots on your roof that are beginning to sag,  you should contact a contractor for roof replacement immediately, as sagging roofs may collapse as they grow weaker.
